Colenko is a UK provider of bridging loans. The legal entity named on its site is Colenko Ltd, company number 11225671. It is based in London. Companies House shows the company was incorporated 2018.

Colenko Ltd is incorporated in England and Wales (company number 11225671) with its registered office on King William Street, London. Its site does not publish a founding story or ownership details beyond this. It lends to brokers and developers on residential, semi-commercial and commercial property in England and Wales.

Refurbishment finance

Loans of up to £3m for up to 18 months, secured by a first charge on the property, with loan-to-gross-development-value and net LTV up to 75%. Funds are released in stages as works progress, with a monitoring surveyor confirming each phase. Covers light to heavy refurbishment, HMO conversions and finish-and-exit. Repayment is by sale or refinance, and the lender assesses build costs, the professional team, planning and developer experience.

Development finance

Loans of £300,000 to £2m for up to 24 months, secured by a first charge, at up to 90% loan-to-cost and up to 70% of gross development value. An initial advance covers the site purchase and later drawdowns are approved by a monitoring surveyor, with interest part serviced or rolled up. It funds small residential schemes such as single units, infill sites and residential blocks for experienced developers and contractors.

How do you apply to Colenko?

  3. Valuation, using automated valuation models where suitable, and legal work follow.
  4. For refurbishment and development, a monitoring surveyor certifies each stage before further drawdowns.

How it works: bridging loans

A bridging loan is short-term borrowing secured on property, used to bridge a gap until a sale or longer-term finance completes. Interest is often rolled up or retained and repaid with the loan at the end, so the plan for repaying it, known as the exit, matters as much as the property.

Lenders lend up to a share of the property’s value and will want to see that exit. Bridging costs more than long-term borrowing, so it is worth understanding how lenders differ before you compare offers.

  • Its content has not been approved by an authorised person under the Financial Services and Markets Act 2000.
  • Does not enter into regulated credit agreements.

Security and guarantees

All products are secured by a first charge on the property. Bridging and refurbishment loans need a credible exit such as sale or refinance. The pages do not state personal guarantee or early repayment terms.

Is Colenko regulated?

Colenko’s site states: “This website is strictly for professional intermediaries only. Colenko is the trading name of Colenko Ltd (Reg No 11225671) Registered Office: 45 King William Street, London EC4R 9AN, registered in England and Wales. Colenko does not enter into regulated credit agreements within the meaning of the Financial Services and Markets Act 2000 (Regulated Activities) Order 2001.”

Protections differ by borrower type and loan size. Most lending to limited companies is not regulated consumer credit, so read the agreement and ask the lender what applies to you.
