Everything on this page comes from what 4Syte publishes itself. We show the date we last checked it, and we do not rate or rank lenders.

What does 4Syte offer?

4Syte publishes one product for UK businesses. The table above gives the amounts and terms as it states them.

Secured Finance (secured loans)

Loans are secured on residential or commercial property, with first or second charge options, and a personal guarantee is required. Facilities range from £30,000 to £500,000. Term loans run from 12 months to 7 years with staged repayments set to the client’s affordability; interest-only loans run up to 2 years with a bullet payment at the end; bridging runs from 1 to 12 months with no monthly repayments and a final bullet payment. The lender says it offers flexible early settlement so clients can refinance or exit when possible.

What does 4Syte fund?

4Syte says its finance is used for:

  • Working capital
  • Business expansion
  • Debt consolidation

Sectors and business types it says it funds:

  • Stated as open to any sector
  • Established businesses and start-ups

Who can apply to 4Syte?

4Syte publishes these criteria. Meeting them does not mean an application will be accepted: every lender makes its own decision.

  • Businesses with residential or commercial property to offer as security.
  • Available to established businesses and new start-ups.

How do you apply to 4Syte?

4Syte describes its process like this:

  1. Submit a proposal form with business plans, forecasts and supporting documents.
  2. The credit team reviews the proposal.
  3. The lender makes a credit-backed decision based on business strength and owner experience.

Information it says it asks for:

  • Business plan
  • Forecasts
  • Supporting documentation for the proposal

Every application is subject to status and the lender’s own criteria at the time.

How it works: secured business loans

A secured business loan is borrowing backed by a charge over property or other assets. Security can mean a larger loan or a longer term than unsecured lending, but the asset is at risk if repayments are not kept up.

Lenders value the security and usually lend up to a set share of that value, so allow for valuation and legal work. Read how to compare business loan lenders before weighing a secured offer against an unsecured one.

Points 4Syte publishes that are worth knowing:

  • Loans are secured against residential or commercial properties.
  • Describes loan-to-value as generous on both residential and commercial property, without a figure.
  • Flexible early settlements are offered, giving the option to refinance or exit.
  • Indicative criteria are offered as a download for introducers.

Security and guarantees

Loans are backed by a charge over residential or commercial property, first or second charge. A personal guarantee is required. The lender says flexible early settlement is available to refinance or exit.

Is 4Syte regulated?

The pages we checked do not carry a regulatory statement, so we describe none. Ask 4Syte how it is regulated and check any claim on the FCA Register.

Protections differ by borrower type and loan size. Most lending to limited companies is not regulated consumer credit, so read the agreement and ask the lender what applies to you.

What are the alternatives to 4Syte?

Applying through a broker

Capzy is a credit broker, not a lender, and gets paid by the lender. One application lets your business compare options across lenders, so you can weigh this kind of facility against the alternatives. You can check your funding options with a soft search that does not affect your credit score. A full application to a lender may involve a hard search, and any offer is subject to status and lender criteria.
