  • Lending application form
  • Assets, liabilities, income and expenditure form
  • At least three years of trading accounts for business owners
  • Business strategy and cash flow information
  • Portfolio schedule
  • Identity verification for partners, directors, members and beneficial owners

Every application is subject to status and the lender’s own criteria at the time.

How it works: commercial mortgages and bank lending

A commercial mortgage is a long-term loan secured on business premises or investment property. Lenders look at the property’s value, the deposit, and whether the business’s profits or the rent comfortably cover the repayments.

Banks often lend across several products, from overdrafts to asset finance, and some can offer facilities under government schemes. See government-backed business loans for how those work.

Points Redwood Bank publishes that are worth knowing:

  • Secured on property; the property may be repossessed if repayments are not maintained.
  • Asks for a personal guarantee from the ultimate director or directors (maximum 25%) on its intermediary page, unless a corporate guarantee or other structure suits better.
  • Its preference is for customers to work with a commercial mortgage broker.
  • Each case is individually assessed with manual underwriting.
  • Option to choose a higher arrangement fee in exchange for a lower fixed rate.

Security and guarantees

Lending is secured on the property, and the site warns it may be repossessed if repayments are not maintained. Borrower age limits apply at the end of the term (75 for owner-occupiers, 85 for professional landlords).

Is Redwood Bank regulated?

Redwood Bank’s site states: “Redwood Bank Limited. Registered in England and Wales under company registration no. 09872265 at Suite 101, The Nexus Building, Broadway, Letchworth Garden City, Hertfordshire, SG6 3TA. Authorised by the Prudential Regulation Authority and regulated by the Financial Conduct Authority and the Prudential Regulation Authority.”

Protections differ by borrower type and loan size. Most lending to limited companies is not regulated consumer credit, so read the agreement and ask the lender what applies to you.

What are the alternatives to Redwood Bank?

Other providers of commercial mortgages and bank lending with profiles here include Santander UK, TSB and YBS Commercial Mortgages. Each profile uses that lender’s own published terms.

Applying through a broker

Capzy is a credit broker, not a lender, and gets paid by the lender. One application lets your business compare options across lenders, so you can weigh this kind of facility against the alternatives. You can check your funding options with a soft search that does not affect your credit score. A full application to a lender may involve a hard search, and any offer is subject to status and lender criteria.
